An asbestos refurbishment survey is a fully intrusive survey with a specifically targeted scope which is required before renovation, refurbishment or significant building works on any type of property. The survey should be undertaken to locate asbestos containing materials that may be disturbed by the planned works.
The refurbishment survey involves more intrusive methods to access all areas affected by the refurbishment works, unlike an asbestos management survey which is a visual inspection to locate and assess Asbestos Containing Materials (ACM’s) and less intrusive. It is also different to an asbestos demolition survey, which is a fully intrusive survey and required to be conducted before full building demolition.
An asbestos refurbishment survey is essential to ensure any refurbishment or renovation work undertaken on the building is carried out safely and does not disturb asbestos containing materials. In the UK, the Control of Asbestos Regulations 2012 (CAR 2012) enforces the legal requirement for an appropriate survey to be undertaken prior to refurbishment or demolition works. HSG264 sets out the criteria for refurbishment and demolition surveys to ensure compliance with CAR2012 regulations.

A refurbishment asbestos survey may involve minor demolition to reach concealed areas, ensuring all potential material risks are identified. Samples of suspected materials will be taken for laboratory analysis in a UKAS accredited laboratory, to confirm the presence of asbestos.
