What is an Asbestos Demolition Survey?

Asbestos demolition surveys are a fully intrusive survey required to prior to any demolition works to be undertaken on a building or part of a building.

The survey will assess all areas of a building to be demolished for asbestos. It is a comprehensive inspection which may include destructive access into the structure of the building to identify all asbestos containing materials as far as reasonably practicable. An asbestos demolition survey differs from an asbestos management survey or a refurbishment survey. The methods used for this type of survey are fully intrusive and will entail access to all areas of the property to access all materials. This may include deconstructing parts of the building to access the original structure.

After the survey, all samples will be analysed at our in-house UKAS-accredited laboratory and a full asbestos survey report will be issued. This report details the area covered, the asbestos detected and its quantity and location.

WHY DO YOU NEED AN ASBESTOS DEMOLITION SURVEY?

It is a legal requirement to conduct an asbestos demolition survey prior to demolition or partial demolition of a building or structure.

The survey should identify all asbestos in the structure of the building, as far as reasonably practicable. This will enable the demolition works to be planned and undertaken safely.

In most circumstances all asbestos should be removed from a building prior to demolition. The asbestos survey will help identify and plan the removal works.

When do you need an asbestos demolition survey?

You will need to complete a survey for asbestos before the building is set to be demolished. This needs to be conducted by a competent surveyor like EMS. HOW DO EMS CARRY OUT AN ASBESTOS DEMOLITION SURVEY?

In normal circumstances a building should be vacated and ideally not being reoccupied for an asbestos demolition survey to be undertaken. It is essential that the building is vacated during the survey works.

The survey team will carry out fully intrusive investigations including inspecting wall cavities and uplifting floorboards. Some damage may be incurred during this process to ensure all spaces are accessed and sampled

When the asbestos demolition survey is complete, all samples are analysed at our in-house UKAS-accredited laboratory and a full survey report is issued.

This report details the area covered, the asbestos detected, the location of the asbestos and the condition of the materials.

If asbestos is found during a survey, it must be safely removed prior to any demolition work. EMS can assist with remedial or removal projects. EMS provide in-house asbestos removal services and are able to assist and advise on asbestos removal projects of any size.

EMS can also provide consultancy including scope of works for removal, writing tender documents and managing removal projects. EMS also provides asbestos air testing, 4 Stage Clearance and certificates of reoccupation.
